As March progresses there's a visible shift. Lawns are greener, days are longer and would-be buyers are more active. They're paying closer attention to those listing and it's key for you to understand that first impressions are lasting ones.
Professional, well shot photos are one of your best ways to get that Springtime attention.
Those "curb appeal" images are the ones buyers see first. Those pictures can set the tone before a buyer ever look at the photos of the inside.
Focus on exterior readiness
Before your next shoot, impress upon your sellers the importance of investing quality time into basic curb appeal.
Freshening up mulch, trimming hedges, pressure washing driveways and cleaning entryways dramatically elevate curb appeal.
Even small details lika a new welcome mat or fresh potted plants creates a great first impression. You'er not looking for perfect but you do want fresh and inviting.
Timing matters
March weather can be unpredictable especially in Southwest Florida. Scheduling your shoots during the best light conditions makes a big difference. The best times are late morning and early afternoon. I found that shooting too early in the day when the sun is low on the horizon makes photos look washed out. You want a balance of brightness and shadows for the best shots.
Clear skies and soft natural light will highlight details and features of the property.
Even slightly overcast days work because the light is difussed and even. Hard shadows are gone and colors will pop.
Highlight outdoor living spaces
Living in Southwest Florida means spending time outside all year long and potential buyers know this. Highlight patios, outdoor kitchens, pools and backyard entertaining. Outdoor spaces can spark emotions, that can be especially true of our northen transplants. Given the type weather they've been having, would you blame them? Encourage your sellers to stage empty patios with clean cushions and simple decor. Clear cluttered decks and clean up yards. Small steps like these will make it easy for buyers to imagine themselves throwing that spring evenings and weekend gatherings in those spaces.
Connect the exterior to the interior
Strong exterior shots naturally flow into bright interior images. The experience should feel cohesive. When buyers sense consistency from the first photo to the last, it makes them feel like they are there.
Spring is a time of renewal and your listings should reflect that energy.
A clean exterior presentation paired with strong interior visuals creates a powerful combination that attracts both attention and showings.
